Landlord FAQ

Do you have different levels of service?

We only offer a fully managed service as we aim to get the most out of your investment without you having to lift a finger. It creates a professional distance between you and the tenancy, and means you can avoid having to deal with all the bad bits like rent arrears and deposit disputes. Just sit back and relax.

Do I need to pay tax on my rental income?

All landlords could be liable to pay tax on their rental income, whether they live in the UK or are based overseas. Further information can be found on the Inland Revenue's Website

Do I need landlord insurance?

Although your not legally obliged, we do advise that all landlords make sure they have the appropriate cover for the actual building itself, as there are some grey areas when it comes to damages and who is responsible. 

We do also advise all tenants to obtain their own insurance policy in case of any damages, whether accidental or deliberate, this would usually cover the contents and some internal fixtures/ fittings, depending on the policy they choose. 

What happens if a tenant stops paying rent?

We have a procedure in which we follow to avoid this, however, in the event of such a case, you have the ability to give us permission to serve a Section 8 Notice followed by court action if the tenant is non-compliant.

What happens if they do not leave after being served a notice?

These notices are not legally binding and the tenants do not have to leave. If, after the notice has expired and they refuse to leave, you are then allowed to proceed with court procedures.

Do I need legal certificates?

Energy Performance Certificates (EPC), Electrical Installation Condition Report (EICR) and Gas Safety Certificates (CP12) are required by law, so yes, these are a must before a tenant moves into the property. If you don't have them already, we can arrange for them to be done on your behalf should you wish.

How do I receive my rental income?

We will organise for the tenant to pay the rent via standing order. The money will then be transferred to your chosen account minus any outgoings or fees (such as maintenance work etc). You will receive a statement at the beginning of every month, showing a detailed breakdown of income and expenditure for the previous month.

What happens to my tenants deposit?

Landlords and letting agents are required to register tenants' deposits with an approved Tenancy Deposit Scheme. At SKP Management, we register all deposits with a scheme called Deposit Protection Service. The DPS is there to protect the tenant's money and help resolve any disputes at the end of the tenancy.

What if I want the tenants to leave?

If the tenants have not breached any terms of the Tenancy Agreement, then we can serve them a Section 21 Notice on your behalf, giving them two months notice to vacate.
