Lettings FAQ

How long do I have to wait between paying the admin fee and moving in?

We generally advise 2-4 weeks between paying the admin fee and moving into the property. This is depending on the credit checks and if there is any work needed in the property.

What do I need on my moving in day?

You will need to bring the full rent and the bond in cash on the day you move in. If you needed a guarantor during the application process they will also need to be present to sign the paperwork.

What is a guarantor?

A guarantor is someone who is willing to act on your behalf if for whatever reason you are unable to pay. They take on the responsibility of making sure that you (as a tenant) will keep to the obligations of the Tenancy Agreement.

A guarantor must be either a homeowner, or someone who is in full time employment.

What is a Rolling Contract?

We offer a 6 months rolling contract. This means that after the 6 months, we carry on automatically on a month by month basis.

What is a bond?

The bond is in place for protection of the property. The amount is the same equivalent to the rent, unless otherwise stated. It is held in the Deposit Protection Scheme (DPS) until the end of the tenancy.

Am I allowed pets in the property?

Pets (such as cats & dogs etc) are generally allowed in our properties with the exception of upstairs flats and blocks of flats. There will be £100 charge added to the bond. However consent from the landlord is essential before acquiring a pet. Please speak to a member of staff if this applies to you.

Who do I contact if I have an issue out of office hours?

Please leave a message with your name, contact number and query on the office phone, 0191 370 1898. Emergencies will be answered providing a message is left as calls are re-directed to the manager.

Can I decorate the property?

Yes. However upon vacating the property it must be returned to neutral colours. Flooring must be discussed with us as all landlords are different.

What do I need to do if I wish to move out?

We will need 1 months' notice in writing either by email or letter. Rent must be paid up to date prior the move out. The property must be left in a clean and tidy state with no debt on the gas and electric meters as this may affect your bond.
